You grant NOFEE a level of authority, per property, and you can change it whenever you like. Everything starts at the lowest level by default.
The line we never cross
We coach you; we never speak for you on price. We will tell you an offer is 8% below what similar properties in that street are asking, and give you three ways you could respond. We will never say a number to your buyer, never accept or reject on your behalf, and never tell you what your property is worth. Advising you is software. Speaking to the other side about price is what a licensed agent does — and it is the one thing we will not do at any level, for any customer, in any market.
Prepare only — the default
We write the listing, order the photos, list the documents you need, and give you a step-by-step guide for every portal. You do every outward action yourself.
Publish from your own account
Where a portal officially allows it and you have connected your own account, we can publish and update the listing you approved. The account is yours; you are the publisher of record.
Answer factual questions
We can answer questions about size, floor, heating, availability and documents — identifying ourselves as your assistant in the first message. Anything about price goes to you.
Coordinate the practicalities
Viewing slots against your calendar, reminders, document collection, and tracking where each buyer has got to. Never terms, never price.
Things we never do, at any level
- Tell you, or anyone, what your property is worth
- Negotiate, counter, accept or reject on your behalf
- Create a portal account for you or log into yours
- Publish anywhere a portal's terms forbid a tool
- Give legal or tax advice — we point you to the statute and to professionals
