Every property portal on earth is national — so nobody has ever been able to ask what a home asks in Madrid versus Manchester versus Milwaukee, measured the same way, in the same week.

Every property portal is national. This is a reading of what sellers are ASKING, taken across borders from the same collection method in every market, and published with its own sample sizes so you can judge it.

133,494 listings from 32 live sources across 21 countries. Cross-country comparison published for 5 markets — the rest are listed below with the reason.

The period these figures cover: Every figure on this page is taken from listings this system first observed in the last 90 days — 2026-06-21 to 2026-09-19. It is a rolling window: an edition published next month covers the following 90 days, not a longer history. Earlier listings stay in our collection and are simply not counted here. “First observed” is our own date, not the portal’s. No portal alert mail states when an advert went live, so we do not claim to know it; what we record is when the listing reached us.

The same home, three countries

Floor area is the cleaner measure and Britain does not publish it — its portals' alert mail states bedrooms and never a square-foot figure. Bedrooms are the one field carried by almost every listing in all three markets, so this is the only like-for-like comparison this corpus supports.

What this is not: these are not converted between currencies — we hold no exchange rate as measured data, so the conversion is yours to make. They are not equivalent properties: a three-bedroom home is a different size in each market, which is why the size column above sits beside this table rather than instead of it. They are asking prices, not sale prices. And the bedroom count is whatever each portal's own field says; we do not reinterpret it.

Rows we consider implausible — more than 100× or less than a twentieth of that market's own median, usually a rental that leaked in or a mis-read price string. They are left in the data and in the minimum and maximum above rather than trimmed, so the figures we quote and the file you download are the same corpus: US 487 (1%) · GB 31 (0%) · DE 2 (0%) · ES 9 (0%) · IL 158 (4%)

This is live, not an annual report

The corpus grows on its own from the portals' own alert streams. Come back next month and these numbers will be different, and current. Most housing data a reader can find was compiled months before it was published.
