The period these figures cover
Every figure on this page is taken from listings this system first observed in the last 90 days — 2026-06-21 to 2026-09-19. It is a rolling window: an edition published next month covers the following 90 days, not a longer history. Earlier listings stay in our collection and are simply not counted here.
“First observed” is our own date, not the portal’s. No portal alert mail states when an advert went live, so we do not claim to know it; what we record is when the listing reached us.
What this report states
- the distribution of ASKING prices among listings we observed, per country
- how many distinct listings that distribution rests on
- which portals contributed them and in what proportion
- how those distributions compare between countries
What this report never states
- what any property is worth
- a recommended asking price, for anyone's property or in general
- whether a price is high, low, fair or a bargain
- a forecast, a trend claim beyond the observed editions, or a transaction price

- Minimum distinct listings per market: 500
- Minimum contributing sources per market: 2
- Maximum age of the most recent listing, in days: 7
- Minimum share of listings carrying a price: 60%
- Maximum width of the median's 95% confidence interval: ±5%
What we cannot measure yet
Recorded here rather than quietly omitted. If a figure is not below, we do not have it.
- How long listings sit before disappearing — We observe listings appearing, never being removed, so elapsed time on market is not derivable from this corpus.
- Share of private versus agency listings — Most portals' alert mail does not state whether the advertiser is an owner or an agency, so any split would be a guess presented as a measurement.
