It is a rolling window: an edition published next month covers the following 90 days, not a longer history. Earlier listings stay in our collection and are simply not counted here.
Zillow is American. Rightmove is British. Idealista is Iberian. Otodom is Polish. Every property data source on earth is national, because every portal is national — and no single actor sits across the borders to ask the same question in every market at once. That is not a hard engineering problem that nobody has solved. It is a shape-of-the-industry problem that nobody is positioned to solve. NOFEE reads the portals' own buyer-alert streams in many countries simultaneously, normalises them into one schema, and removes the duplicates.
The corpus grows on its own from the portals' own alert streams. Come back next month and these numbers will be different, and current. Most housing data a reader can find was compiled months before it was published.
Germany cleared every size rule and produced a clean-looking median. It was real and it was meaningless: its listings are a mix of monthly RENTALS and SALES, and a median across two populations describes neither of them. Nothing in the data says which is which, so the market is withheld rather than published with a number that would have been quoted. The exact counts are in the table below.
