The spread is the real story: the same job costs four to five times more in the United States than in the Netherlands. Nothing about the underlying work explains that gap — it is a pricing convention, and conventions change when people can see the number.

What you still pay when selling privately

Selling without an agent does not remove statutory costs. In notary countries the buyer typically pays notary and registration fees (about 1.5–2% in Germany) plus transfer tax. On the seller's side what remains is usually just the energy certificate, document fees and listing costs — normally a low three-figure sum.

Where these numbers come from

Germany's 50/50 split is law (§ 656c BGB, since December 2020), not a market habit — the rest of the table above is market norm, not statute, and every rate shown is negotiable. Two markets, Germany and Poland, have full sourced facts behind them (the law, who actually pays, what a private seller saves); the rest are typical ranges shown for orientation, not verified in the same depth.

These rates describe what agents charge — not what sellers are actually asking for their properties right now. That second number is what NOFEE's own cross-border index of real asking prices publishes: read directly from portals and alert feeds, with the sample size named next to every published figure, and a market withheld outright rather than shown thin.
